What You Should Expect to Receive

An appraisal is a written bound statement, impartially prepared by a qualified appraiser, setting forth an opinion of defined value of an adequately described property, as of a specific date, supported by the research, presentation and analysis of all relevant market information.

Your appraisal should contain:

  • A title page
  • A cover letter with any limiting and qualifying conditions
  • A statement that the appraiser has no financial or personal interest in the property being appraised
  • The methodology and resources relied upon
  • A market analysis as it pertains to your items and the markets selected
  • Value conclusions defined to the appropriate appraisal use and specific valuation date
  • A complete and accurate description of the property with photographs
  • The appraiser's qualifications to appraise your property
